  • Summary of Position Responsibilities
    Serve as maintenance manager of the HVAC, utility plants, plumbing and related shops.
    Use general knowledge of mechanical engineering to manage the maintenance and repair of HVAC, utilities, and plumbing systems for a large research university campus.
    Integrate general mechanical engineering knowledge, perspective, and methodology into daily maintenance activities to enhance the lifecycle management of systems and energy conservation.
    Provide analyses of daily maintenance activities to improve asset management and facilities systems lifecycle performance and cost.
    Review work order plans for code compliance and best practices.
    Ensure quality control inspections are completed on work orders by supervisors.
    Provide technical oversight on all projects involving your shops.
    Use Building Automation Systems (BAS) to detect and diagnose problems and recommend changes to improve the performance of the BAS for your shops.
    Negotiate contracts for maintenance and provide oversight of the quality, safety and cost of all work performed.
    Analyze the cost, quality, and timeliness of your shops’ work and implement improvements.
    Analyze condition monitoring data from thermographic, vibration, oil, ultrasound, and BAS analyses to identify failure modes and develop work plans to prevent them.
    Interact with customers to ensure their needs are met and manage expectations.
    Coordinate multi-shop projects.
    Ensure your shops are trained on RCM, CBM, PMs and maintenance management techniques.
    Lead root cause analyses.
    Lead failure mode and effects analyses.
    Lead teams in emergency operations and in emergency maintenance.
    Ensure that employees are trained, understand, and comply with University, state, OSHA, NFPA, NEC, ASME, EPA and other governing policies and procedures.
    Serve as the acting Director of Maintenance in his/her absence.
    Minimum Education/Experience
    Bachelor’s degree in a mechanical engineering discipline and 10 years experience in commercial facilities maintenance; or equivalent combination of training, education and experience.
    10 years supervisory experience.


    Preferred Education, Knowledge, Skills and Experience
    Commercial plumbing experience.
    Experience operating and maintaining commercial chilled water cooling systems.
    Experience operating and maintaining commercial hot water heating systems.
    Experience operating and maintaining complex mechanical ventilation systems.
    Experience working with building automation systems and controls.
    Familiarity with commercial facilities commissioning.
    Project development and management skills.
    Participation and knowledge of complex commercial facilities commissioning.
    Reliability centered maintenance experience and familiarity with the use of vibration analysis, ultrasonic analysis and thermographic analysis.
    Experience managing with an asset management and maintenance management system (CMMS / EAM).
    Necessary Certifications/Licenses

    Certified Maintenance and Reliability Professional or equivalent
    Section 608 certification or past certification
